Can foreigners buy lands in the Emirate of Dubai?

UAE nationals
and GCC citizens can own lands and buildings in UAE. Foreigners can purchase
properties in the freehold areas approved by the Government. Some other
places are subject to an ownership system of definite period such as the
Silicone Valley (99 years) and Jebel Ali Industrial Area (50 years).

need Visa for UAE entry?

Citizens of the following countries will receive an automatic 60-day tourist
visa on entry to Dubai; UK, France, Italy Germany, the Netherlands, Belgium,
Luxembourg, Switzerland, Austria, Sweden, Norway, Denmark, Portugal,
Ireland, Greece, Cyprus, Finland, Malta, Spain, Monaco, Vatican, Iceland,
Andorra, San Marino, Liechtenstein, United States, Canada, Australia, New
Zealand, Japan, Brunei, Singapore, Malaysia and Hong Kong. Citizens of other
countries should apply to their nearest UAE embassy.

Do I need to be a resident before I can buy a property?
A:
No, you don't need to be a resident to purchase a property in UAE
Q: Do I
need an offshore company to purchase my place in Dubai?
A:
You do not need to have one but it makes sense to avoid transfer fees,
reduce your tax exposure in your home country. For further specific advice

Q: Can I
get residency in Dubai if I purchase a Dubai property?

Freehold property owners in Dubai and their family have the right to
apply for a resident visa in accordance with the latest immigration
regulations.
Q: Is it
necessary in the U.A.E. to use a lawyer for purchasing a property?
A:

the power of attorney be used for selling and buying properties in Dubai?
A :
Yes a power of attorney attained from the Dubai courts could be used to sell
and buy property in place of the original owner but only after the
boundaries of the delegation has been clearly defined.
Q: If the
power of attorney was issued aboard what are the necessary procedures to
legalize it in the UAE?
A: The power
of attorney is to be accredited both in the UAE embassy located in the
country where the delegation has been issued
and again in the ministry of foreign affairs in the UAE.
Q: What
is meant by initial registration?
A:
Initial registration is registering an incomplete sale (i.e. when only part
of the value of the property has been paid in the Land department databases
after which a certificate is issued indicating the sale (the amounts paid
and the installments to be made).

does Dubai Land Department do?
A: Real estate registration in
Dubai has developed with all the land data as well as the related changes

Q: At
what stage could a property owner submit a request to the land department to
issue a title deed?
A :Owners
could submit a request for a title deed from the day they have signed the
formal ownership
papers (contract) with their developers. They are to request this procedure
from their main developers (e.g. Emaar, Nakheel and Dubai Properties) after
which they either will receive a no objection letter
that they have to represent to the department or else the developer is to
undertake the whole process in their place. However, the owner will not
receive the title deed until all the payments on the said property have been
made.

long does it take to issue a title deed
A:
A title deed takes no longer than 3 days to be issued if all the necessary
documents were submitted
